Building Control (FAQs)
What is building control, and why is it important?
Building control ensures that all construction work meets the minimum standards set by building regulations. It safeguards the health, safety, and welfare of building occupants while promoting sustainable construction practices. Compliance with building control is a legal requirement in the UK for most construction projects.
When do I need to submit a building control application?
You need to submit a building control application before starting most types of construction work, including new builds, extensions, structural alterations, and significant refurbishments.
How does the inspection process work?
Our team will conduct inspections at critical stages throughout your construction project. We will coordinate these inspections with your project timeline to ensure minimal disruption while reviewing your construction.
What happens if my project doesn't meet building regulations?
If issues are identified during inspections, we will provide detailed feedback on the non-compliance. Our goal is to help you resolve any non-compliance issues promptly, ensuring your project progresses smoothly.
How long does the building control process take?
The timeline depends on your project’s complexity.
How much does building control cost?
The cost varies based on the project's size and scope. At Salus, we offer competitive pricing and clear, transparent fee structures. Contact us for a personalised quote tailored to your project.
Can Salus provide Registered Building Control Approver Services and Consultancy Services on the same project?
In line with the Building Safety Regulator Operational Standards, the Registered Building Control Approver should have no other function in the project, therefore if we are the Registered Building Control Approver we will not provide any other service.
Fire Safety (FAQs)
What is the Regulatory Reform (Fire Safety) Order 2005?
The RRO is the principal legislation for fire safety in non-domestic premises in England and Wales. It requires the ‘responsible person’ to ensure the safety of occupants by implementing appropriate fire safety measures.
Who is considered the 'responsible person' under the RRO?
The ‘responsible person’ is typically the employer, owner, or occupier of the premises. They are legally obligated to ensure fire safety compliance within their premises.
What does a fire safety risk assessment involve?
A fire safety risk assessment involves identifying potential fire hazards, evaluating the risk to occupants, implementing measures to reduce or eliminate risks, and ensuring safe evacuation routes. Regular reviews are necessary to keep the assessment current.
How often should fire safety risk assessments be conducted?
While there is no specific timeframe mandated, it is advisable to review fire safety risk assessments regularly, especially when there are significant changes to the premises, occupancy, or processes.
What are the consequences of non-compliance with the RRO?
Non-compliance can lead to enforcement actions, by the fire authority including fines and imprisonment, depending on the severity of the breach. Ensuring compliance is crucial to avoid legal repercussions and safeguard occupants.
How can Salus assist in achieving fire safety compliance?
Salus offers a comprehensive suite of fire safety services, including risk assessments, audits, training, and consultancy, all designed to ensure your organisation meets legal requirements and maintains a safe environment.
