The Building Safety Act was enacted following the Grenfell Tower tragedy and is designed to ensure the safety of residents in high-rise buildings.

It includes a range of proposed changes to the building control system, some of which have already been put in place, while others are yet to come into force. These changes will have a significant impact on future schemes in the construction industry, so it’s essential to stay up-to-date with the latest developments.

The Fire Safety England Regulations 2022 apply to all buildings that pose a sleeping risk, including residential buildings, hotels, and boarding houses. They have been incorporated into the new Approved Document B for Fire Safety and apply retrospectively, meaning they are applicable to both old and new buildings. The regulations introduce new measures for fire prevention, detection, and evacuation, making sure that all buildings deemed to be “within the scope” are safe for residents.
