3. Access Consultancy

Ensuring an accessible environment to all including people with disability is an important issue for consideration in new and existing buildings, Salus can offer:

Where we are not in the role of Approved Inspectors the provision of an Access Statement for submission to the building control body to meet the requirements of Part M, where their has been deviation from the guidance in the Approved Document.
The provision of an Access Audit identifying areas of concern and offering solutions, to assist building managers and service providers meet their duties under The Disability Discrimination Act 1995 (DDA) to ensure their services are accessible to all.

4. CDM Co-ordinator

The role of Planning Supervisor has recently had a name change to CDM Co-ordinator under the impending changes to the Construction (Design and Management) Regulations, emphasises the need for clients to appoint and be advised by competent people. Salus can offer a service that is backed by qualification and experience to meet these credentials. The service provided includes:

Submission of Notices to the HSE;
Advising Client on Health & Safety matters relating to the CDM Regulations;
Preparation of Pre-Tender H&S Plan;
Attendance at design team meetings, as requested by client;
Ensuring compliance with duties under CDM undertaken by all relevant Parties;
Ensuring Health & Safety file is prepared, reviewed and amended as necessary
Handover of Health & Safety file to Client.

5. Approved Inspectors

Salus can provide an alternative to Local Authority Building Control for obtaining Building Regulations consent for all types of building works.

Through our designation as Approved Inspectors we can provide a complete building control service, having the authority to make all the decisions on a project’s compliance and providing the certification for it.

We believe the best way to benefit from the consistent approach we aspire to, is to develop a personal relationship where you have the prompt attention to any query by an appointed Project Manager and provide the following -

Typical procedure:
Early advice to agree design principles, including assistance on fire related issues to smooth future Fire Authority consultation process;
Appointment as project Approved Inspector upon Client’s official acceptance of our fee quotation to provide the service;
Issue of Initial Notice by Salus to the Local Authority, (not less than 5 days before works start on site), which upon acceptance confirms Approved Inspector control;
Plan Check assessment, including statutory consultations with Fire and Water Authorities and structural engineer’s checks where applicable. Issue of reports via fax/e-mail/post as preferred. Issue of Plans Certificate if requested.
Site inspections in accordance with DETR (now DCLG) Building Control Performance Standards with additional inspections upon request or as necessary to monitor progress. Feedback and reports on non-compliant work along with advice and input on design amendments;
Upon satisfactory completion of work, issue of Final Certificates to the Client, Local Authority and Fire Authority.
